Prices on the up?

A competitor has left an invite for a market appraisal stating that property prices are going up in Galston. Really? That's news to me! Still it's good they are talking the market up. This is the same agent who listed a property around the corner for $1,495,000 and took over 2 years to get $1,150,000. Please explain.
